Most of the valley was built out in the 1970s and 1980s, and homes from those years share a few patterns we know well.

1980s drain pipe reaching its limit

A lot of Almaden was plumbed with ABS plastic drain pipe, and some of the ABS sold in that era came from bad batches that crack at the fittings decades later. The leak is usually slow, a drip into the crawl space you never see, and the first signs are a musty smell or a stain along a ceiling. We run a camera through the drains, check the crawl space, and replace the failed sections before the slow leak becomes a repair bill with a comma in it.

If your home was built or replumbed in the late 1970s through the 1980s, it is worth checking. Cracks form at the fittings and leak slowly. A crawl space inspection and a drain camera tell us in about an hour, and if your ABS is sound we will say so.

We have owned our home since the 1980s. What should we plan for?

Usually the water heater, the shut-off valves, the pressure regulator, and the sewer lateral, in roughly that order. We can inspect all of it in one visit and give you an honest list of what needs attention now, what can wait, and what is fine.
